Services - Letting

 

We guarantee we will not charge you a penny until you signed the agreement. We understand overseas students need more support on accommodation. We are willing to provide more added-value services to students to help them overcome the accommodation problems they would encounter in a new country.

 

Our letting services include the following:- (Please note that the followings are for reference only. Some landlords or tenants may demand slightly different services.) 

 

Viewing

 

Contact us and tell us the type of property that you are looking for, location, budget, etc. You can download the viewing application form from  (http://www.chineseukstudy.com/Services/Forms/Forms.html) and email us , fax us or call us directly. Our email address, fax number and telephone numbers can be found on the Contact Us page.

 

If you want to secure a good quality (or good value) property, we advise you to contact us as soon as possible when the need arises, because good properties are in high demand. 

Deposits and contracts

You will be asked to pay at least half of the deposit as a holding fee to secure the property. (The deposit is normally the equivalent of one month’s rent for the full property.) It is important to note that this holding fee is not refundable should you withdraw or if the references / guarantor prove unacceptable.

 

The remainder of the deposit will have to be paid within 2 weeks of securing the property or the property may be returned to the market, and the deposit will be forwarded onto the landlord for him/her to transfer into their preferred approved holding scheme.

 

You will be given a copy of an assured shorthold tenancy agreement to read and sign. You will also be asked to complete various forms, some of which need to go to your parents or whoever is acting as your guarantor.

 

Usually your deposit will be held in a separate account until the end of your tenancy. It will then be refunded subject to the property being in the condition in which it was described in the inventory. To avoid any problems over this, a comprehensive inventory is provided at the start of the tenancy. This protects both you and the landlord.

 

We will organize with you for your rent payments to be paid monthly by standing order if the landlord prefer this payment method. The first payment will be transferred on the day you move in.

Moving in

On the day your tenancy starts you will be able to collect the keys either from Chinese UK Study or from the landlord directly.

 

If the property is being fully managed by a property management company, the property management company contact details will be on the tenancy agreement. Otherwise, the landlord’s details will be on the tenancy agreement. You may contact them in case some problems arise with your property. We will co-ordinate the collection of keys from either of them.

 

Once you have moved into the property you will be provided with a copy of the inventory. You will have 7 days from receipt of the inventory to read, amend, sign and return it. If the inventory is not returned within 7 days we will regard the contents and condition described in the inventory to be accepted by you.

Insurance/ utilities

You are responsible for insuring the contents you take into the house. The landlord will insure the building and his/her contents.

 

You will be responsible for paying for utilities such as gas, electricity and water (students are normally exempt from paying council tax). If you rent the whole house / flat yourself or with your friends, you must contact the telephone and utility companies directly and must also obtain your own TV license. A useful contact list will be provided once you sign the tenancy agreement. However, we will try to help you with this.

 

If you only rent a room, usually you do not need to have your own telephone or TV license, but we would inform you how to share the utility bills with other tenants or sometimes, rent may have already included the utility bills.

 

Free advice during the term of tenancy agreement

 

We will provide free professional advice during the term of tenancy agreement. We could show you the nearby banks and supermarkets, etc., after signing the tenancy agreement.  We understand overseas students will need more support from us as the environment is new to them.
